What this Site is — and isn't
The Site is an editorial publication about Japanese real estate for an international audience. It is for general information and education only. It is not financial, tax, legal, or investment advice, and using the Site does not create a client, agency, brokerage, or fiduciary relationship between you and us. - copy, scrape, or republish our content at scale without permission;
- attempt to break, overload, or gain unauthorised access to the Site or its systems;

Intellectual property
The articles, design, brand, and other materials on the Site are owned by Hinoki Capital or used with permission, and are protected by copyright and other laws. You may read and share links to our pages and quote short excerpts with clear attribution and a link back. You may not reproduce substantial portions, or present our content as your own.
The newsletter
When you subscribe, you consent to receive emails from us, and you can unsubscribe at any time using the link in every email. Your data is handled as described in our Privacy Policy.
Third-party links and tools
The Site links to third-party sites and uses third-party services (for example our email platform and calculators). We don't control those sites and aren't responsible for their content or practices. Figures in our calculators are illustrative — see the disclaimer.
