Tokyo Property Insider is published by Hinoki Capital ("we", "us"). This policy explains what personal information we collect when you visit this site or join our newsletter, how we use it, and the choices you have. By using the site or submitting a form, you agree to this policy.

What we collect

We deliberately keep this short. We collect only:

• Your email address — when you subscribe to the newsletter or request a free guide (lead magnet).
• Optional details you choose to send — for example your name, a message, and where you are in your property journey, when you fill in the contact form.
• Basic, privacy-respecting analytics — aggregate page views and referrers, with no cross-site tracking and no advertising profiles.

We do not knowingly collect information from anyone under 16, and we do not collect special categories of data (such as health or financial account numbers) through this site.

How we use it

• To send you the newsletter and the guide you asked for.
• To reply to your message and, if you ask, to introduce you to licensed professionals.
• To understand, in aggregate, which articles are useful so we can write better ones.

We never sell your data, and we never share your email with advertisers.

Email and our processor (Beehiiv)

Our newsletter and subscriber list are operated through Beehiiv, an email-platform provider acting as our data processor. When you subscribe, your email address (and any tags such as the topic you were reading) is stored on Beehiiv's systems so we can send you email. Beehiiv processes this data on our behalf under its own terms and privacy policy; we recommend reading them at beehiiv.com/privacy.

Cookies and analytics

This is a static site and we avoid intrusive tracking. We may use privacy-first, cookieless analytics to count page views in aggregate, and a bot-protection widget (Cloudflare Turnstile) on our forms to stop spam. Beehiiv may set a cookie when you interact with an embedded subscribe element. Your browser settings let you block or delete cookies; the site will still work without them.

How long we keep it

We keep your email for as long as you stay subscribed. If you unsubscribe or ask us to delete your data, we remove it from our active list. Aggregate, non-identifying analytics may be retained longer.

Your choices and rights

• Unsubscribe anytime — every email has a one-click unsubscribe link at the bottom. One click and you're off the list.
• Access, correct, or delete — email us and we'll action it.
• Depending on where you live (for example the EU/UK under the GDPR, or California under the CCPA), you may have additional rights over your data. We'll honour valid requests.

International transfers

We are based in Japan and our email processor operates internationally, so your data may be processed in countries outside your own, including the United States. We rely on our providers' safeguards for those transfers.

Changes to this policy

We may update this policy as the site evolves. We'll change the "last updated" date above when we do. Material changes will be reflected here before they take effect.
