Privacy Policy

Tokyo Property Insider is published by Bird Capital Inc. (株式会社バード・キャピタル), Tokyo, Japan ("we", "us"). This policy explains what personal information we collect when you visit this site or join our newsletter, how we use it, and the choices you have. By using the site or submitting a form, you agree to this policy.

What we collect

We deliberately keep this short. We collect only:

• Your email address — when you subscribe to the newsletter or request a free guide (lead magnet).
• Optional details you choose to send — for example your name, a message, and where you are in your property journey, when you fill in the contact form.
• Basic, privacy-respecting analytics — aggregate page views and referrers, with no cross-site tracking and no advertising profiles.

We do not knowingly collect information from anyone under 16, and we do not collect special categories of data (such as health or financial account numbers) through this site.

How we use it

• To send you the newsletter and the guide you asked for.
• To reply to your message and, if you ask, to introduce you to licensed professionals.
• To understand, in aggregate, which articles are useful so we can write better ones.

We never sell your data, and we never share your email with advertisers.

Email and our processor (Beehiiv)

Our newsletter and subscriber list are operated through Beehiiv, an email-platform provider acting as our data processor. When you subscribe, your email address (and any tags such as the topic you were reading) is stored on Beehiiv's systems so we can send you email. Beehiiv processes this data on our behalf under its own terms and privacy policy; we recommend reading them at beehiiv.com/privacy.

Cookies and analytics

This is a static site and we avoid intrusive tracking. We may use privacy-first, cookieless analytics to count page views in aggregate, and a bot-protection widget (Cloudflare Turnstile) on our forms to stop spam. Beehiiv may set a cookie when you interact with an embedded subscribe element. Your browser settings let you block or delete cookies; the site will still work without them.

How long we keep it

We keep your email for as long as you stay subscribed. If you unsubscribe or ask us to delete your data, we remove it from our active list. Aggregate, non-identifying analytics may be retained longer.

Your choices and rights

• Unsubscribe anytime — every email has a one-click unsubscribe link at the bottom. One click and you're off the list.
• Access, correct, or delete — email us and we'll action it.
• Depending on where you live (for example the EU/UK under the GDPR, or California under the CCPA), you may have additional rights over your data. We'll honour valid requests.

International transfers

We are based in Japan and our email processor operates internationally, so your data may be processed in countries outside your own, including the United States. We rely on our providers' safeguards for those transfers.

Privacy notice for business contacts (B2B outreach)

This section covers something separate from the newsletter: the occasional business email we send to companies about our Japanese localization and Japan market-entry services (see the services).

• Who we are — the same company that publishes this site, Bird Capital Inc., is the controller for this outreach too. Contact: [email protected].
• What we hold — your business email address (usually a role address such as info@ or press@), your company name, the product or website we wrote about, the public page where we found the contact, and a record of what we sent and whether you replied or opted out. We do not buy lists and we do not use tracking pixels.
• Where we got it — from a business contact your company published on its own website, or from an exhibitor catalogue your company appeared in. The exact page is named in the email we sent, and we can send you a copy on request.
• Why, and on what basis — to offer our services to your business, once or a few times. Legal basis: our legitimate interest in offering relevant business-to-business services (Art. 6(1)(f) GDPR / UK GDPR). We write only to business addresses, only about your business, and we stop immediately when you object.
• Who else sees it — our email provider (Google Workspace) and, for drafting the free sample, an AI service provider (Anthropic) that receives only public page text and your company or product name, never your email address. Both are in the United States; we rely on our providers' safeguards (such as Standard Contractual Clauses). Japan has an EU adequacy decision.
• How long we keep it — up to 12 months after our last message. A copy of the public page where we found the contact is kept for up to 3 years as evidence that it was published. If you opt out, we keep only your address or domain on a do-not-contact list so that we never write again.
• Your rights — you can object at any time: reply "unsubscribe" or write to [email protected], and we stop at once. You can also ask for access, correction, deletion or restriction, and you can complain to your data protection authority.
• Japan / Korea — we handle personal information under Japan's Act on the Protection of Personal Information; the purpose of use is business-to-business sales of the services above. On request we will tell you the source of your information, the purpose, and your right to stop processing.

Changes to this policy

We may update this policy as the site evolves. We'll change the "last updated" date above when we do. Material changes will be reflected here before they take effect.
